New listings can be found with many different groups. From your sphere of influence, networking events, your MLS, tax records and paid services. The key to listing leads is knowing how to convert those groups into a lead generating funnel and closing the deal.
You secured your license and you have now realized that there is more to listing to a home than posting a photo on instagram. Listing home includes: a seller consultation, history, the tax records, assessor information and city information.
We all want a list of buyer clients. However, your first buyer client might be closer than you think. Working in your sphere of influence and generating leads by referral is typically where our first deals come from. You can also find buyer leads from home buyer workshops, virtual workshops, a list of tenants, your Multiple Listing Service and even buying leads.
In this program, we show you how to create a buyer process. You’ll always adjust your process based on customs in your area and your network. What works for many may or may not work for you. However, there are many steps that remain the same. We always start with a consultation. You don’t know how to assist your client without knowing what they want in a home.
As a real estate professional, there are more than 5 ways to market a listing. In the agent journey we will cover many ways to market your listings. If there are more than 5 ways to market your listing, there are atleast 5 ways to generate a lead from that listing.
Data brings value to the consumer. Adding data to the conversation when you work with buyers, investors, sellers, landlords, commercial clients and more, gives your leverage when working with a potenial lead.
The best way to convert a client will depend on your network, your marketing, your marketing and your hustle. Every agent, new, part time, dual career agent, top producers, and teams has the ability to produce more leads and convert every opportunity into a client.
You plan your work day based on your career in real estate. If you are dual career, you’ll work around your “regular job”. If you are a full-time agent, you will build a work day based on your ideal work week. You must add marketing, lead generation, follow up, network and more to your work day, week and month.
You will know if your goals are realistic if you are willing to put in the work. “Write your vision and make it plain.” We will work on your goals, we will look at data to create realistic goals, we will consider your full-time job, we will consider your full-time real estate career and more.
Every agent must develop a process. Do you have to reinvent the wheel? No! However, we will perfect what’s best for you in the “The Agent Journey” Membership.
With all of the changes happening in real estate, every agent must explain how they get paid. Did you know that we cannot say, “buyers don’t pay our fees?” That’s true! Buyers do pay for you to help them find a home. Yes, your payment might come from the listing brokerage, but the buyer does pay that fee! Yep, they mortgage it! What if this fee is no longer covered by the listing brokerage? Are you able to explain how you get paid? We will teach you how to do this!
Listing agreements, exclusive agents and exclusive right to sell mean different things. Are you able to explain how the money is divided? Are you able to explain what might happen in your market if the buyer asks the seller to pay concessions? Do you know where to figure this out? We will go over these agreements and more.
Generating social media leads will depend on your social use. If you are a heavy social media user with a following, you will generate leads based on your following. If you don’t have a following, there is help for you. Whether you are seasoned in social media or new or a part-time user, we will help you get to the point of lead generation on social media.
