Target your sphere of influence with purpose
I’ve talked about blitzing marketing before, but how many of you are actually taking action? I get it! It’s hard to stay consistent when you don’t have a paycheck, but one day your paycheck will come consistently. I recently did research on producing agents. One of the agents sold 40 transactions a year. The other agent sold 43 homes a year with an average buy-side of $682 and list side of $927. You do the math. On the buy-side alone that was 13 million. Assuming the commission was about 2.5%, that’s $341k a year. By the way, these are full-time agents. A full-time agent can sell 24 homes a year if they put in the work.
Leads: They are not going to fall into your lap. If you want to hit your sphere, or your network with a bang, you must put in the work. Network!

When you list a home there are several steps you can take to generate new listings. Ask yourself these questions: Are you preplanning your marketing? Are you using blitz marketing? Are you generating leads with your marketing from your listings? Are you using a call to action? The overarching goal when you list a home is to expose the home to the entire marketplace and help that seller, sell their home. As an agent, you need to follow through and make sure that happens. Your second goal is to build an awareness that you are an agent, a professional agent, and a competent agent. Your third goal that will come out of this marketing is to generate new business. In order to make a living, you must become a listing agent.
Any agent has a huge reach opportunity when listing a property:
- Your network
- The neighborhood of the home
- The entire city in which the home is located
- The United States &
- The world
When you list a home the best way to create a “Bang” is to have your marketing completed before the home hits the market. Your marketing might include:
- Postcard
- Brochures
- Your intro letter to the neighbors
- Your open house
- Broker tour, if you have them – or a twilight open house
- An email blast
- Your 60-second video and/or Instagram Reels
- Your Facebook, Instagram, and Twitter posts
- Ads you create for social media
- Linkedin, create a write-up and post it like a blog – some of us are using LinkedIn like Facebook – I need you to re-think this! Show the business world that you are a professional.
Steps when you have a new listing:
- New listing – send a “just listed” postcard to the neighbors of the home
- Post a 60-second video about the listing on Facebook IG and YouTube. Reels and TikTok are also great ideas!
- Send an e-blast to your sphere
- Place a Facebook ad around the city of the listing.
- Take your sphere email list and create an ad on Facebook to promote your listing
- Host an open house. Even if you know the home will sell fast, create an event on Facebook, share it to personal contacts, post it on Instagram, and boost it!
- Host a broker tour or a Twilight open house. When you host a Twilight open house, you will want to be at the home as the host. Consider inviting your affiliate partners to sponsor the event.
It is crucial to hit the market with all of your marketing over the first 7 days. You want the neighbors and your network to see this home everywhere. And once it goes under contract – start the process again. The perfect scenario:
- Post the home on your socials the day it goes on the market
- Send a mailer with a link to see the home on social media (including YouTube)
- Send an email to your database
- Boost your posts or create an ad with your listing. If you’re creating ads, make two. One over the city and the other with your database emails – whew! Some of you are like, “What did I get myself into?!” Stick with me.
- Make sure everything you put out has a call to action
- Have your tools ready. You never know when someone may reach out to sell their home. Have a Google form in your bio or use a landing page that sends an email update to you.
